your weekly update for Friday, March 18.  There are currently 463 North Surrey homes on the market and in the last 30 days there have been 37 sales and 30 expired listings. 15 of the sales were above the $600,000

 and only 5 of those were outside the Fraser Heights area.

The average sale price for a rancher below 1500 sf. was approx $355,000 while the average sale price for a 2500 sf. basement home was $448,000 so far this year.

Community Events:  Surrey is a growing community offering a number of hight quality events every year.  The next big event is Party for the Planet held on April 16 from 9am-11pm. at the plaza at Central City Mall.  They're offering the first-ever bike stage and a green zip line activity. Sounds like a lot of fun.  I hope to see you there.

Hi I'm Chris at Chris Whitehead and Associates.  Welcome to http://www.northsurreyhomes.info/.    This is your weekly update for Friday, March 11.  The spring market is definitely upon us.  There are currently 440 active North Surrey homes on the market.   This compares with the 417 at the end of February.  In the last 30 days there's been 55 sales in comparison with the 47 sales to the end of February.  Of the 47 sales, 16 of those sales were above $600,000.  Five of those were outside of the Fraser Heights area.  This shows that there is a great affordability factor in the North Surrey area. 

What's happening in the North Surrey Area:  Hi, I'm speaking to you in front of the new City Centre Library This is also going to be the new site for the new City Hall and Community Centre. Surrey's population is expected to grow to over 200,000 over the next 20 years and this is going to be the heart of it all. Watch shortly for a Utube clip of the groundbreaking for the new City Hall that just occurred last week.

February 2011 month end stats.  There are currently 417 North Surrey homes on the market. In the month of February there were 28 expired listings and 47 sales.  At the current absorption rate, this indicates that there are 8.87 months of inventory. The Fraser Valley Real Estate Board stats for the month end of  Feb. 2011 shows that that there were 1275 sales.  This is up from the 1205 sales that occurred in February 2010 and up from from the 826 sales that occured in Jan. of  2011. There were 3037 new listings in the month of Feb.2011.  This was also is up from the 2879 new listings that came up on the market in Feb. 2010 and up from the 2638 new listings that came up on the market in Jan. 2011. This shows that inventory is increasing slightly, sales are up significantly and that it is a good spring market.  It's a great time to buy or sell.  North Surrey is going through a big transition with Surrey Central poising itself to be the largest city in the province within the next 10 years.  I am Chris of Chris Whitehead and Associates with Macdonald Realty.  If you have any questions regarding North Surrey homes or Real Estate in general, please feel free to call  at 604-590-2444 or check us out on the web at http://www.northsurreyhomes.info/.  Remember, you need a good realtor.  I am Chris at Chris Whitehead and Associates.  Have a great week!
